Ocean City Development Review, a Massachusetts Buyer's Terms for New Hampshire Homes

You're settling your late uncle's estate, and his ranch house in Hudson needs a new septic system and a lot of cleaning. Your cousins want it sold this year. While reading New Hampshire cash buyer lists, you keep running into a Wakefield, Massachusetts company called Ocean City Development. So you look for an Ocean City Development review before you call. That's a smart first move with any buyer.

Here's what the company publishes about its terms, what the BBB shows, and where the details don't line up. We checked everything in October 2026. Since you're selling in New Hampshire, we'll also set it beside IPS Cash, a buyer based in Nashua.

Why IPS Cash Stands Out Here

IPS Cash keeps its office in Nashua, a short drive from Hudson, and it's bought houses across New Hampshire since 2016. The BBB rates it A+ and has listed it as accredited since September 2024. On Google, it has 4.8 stars from 172 reviews (October 2026). Owner Joe Theriault started the company to help families sell inherited houses. The BBB still lists probate and inherited property among what it buys, which matters for an estate like your uncle's.

Its terms are simple. You pay no commissions or fees, closing costs are covered and built into the offer, and you can close in as little as 7 days or as late as about 60. It buys land and mobile homes, too. Andre Morel wrote on Google, "everything went without a hitch, and all by mail."

Who Ocean City Development Is

Ocean City Development, LLC is based at 20c Del Carmine St in Wakefield, Massachusetts. It has no New Hampshire office. Its site names Tom Cafarella as co-owner and Scott and Bill Mandell as co-founders. The BBB lists all three as managers and counts nine employees. Its site phone is 781-88-OFFER, while the BBB shows a different 781 number, so confirm which line reaches the team.

The BBB file also shows two links worth asking about. One is an alternate name, "Dealz on Demand." The other is a tie to Cameron Real Estate Group, Inc. A separate buyer, Bean Town Buys, lists the same Wakefield street address on its own BBB profile. None of this is explained on the company's site, so ask which entity would sign your contract.

Its Track Record

Ocean City Development has real history. The BBB shows it started in October 2011, and it's been accredited with an A+ since September 2017. Among the Massachusetts buyers that work in New Hampshire, that's the longest BBB record we found.

The site goes further back. It says the company "has been in business since 2008" and mentions a "15 year history." The BBB date is the one you can check. The site also says it "has purchased over 1,200 homes in New England," with more than 150 last year. No other buyer in our research published a bigger number, though it's the company's own figure.

On reviews, the homepage shows "4.9 of 5 stars" with no count, and its NH page shows 5 out of 5 "based on 61 reviews." Clever's directory, updated October 8, 2026, lists 4.9 from 99 Google reviews. Those come from the company and from Clever. It also shows up in three of the editorial roundups we read, including both of HomeLight's New Hampshire lists, so it's no stranger to sellers in this state.

Ocean City Development's Terms

Offer

The homepage says you can "get a cash offer in just 90 seconds" online. The FAQ is more measured: "we can make a decision to buy your house within a couple days (sometimes the same day)." Ask whether the online figure can change after a visit.

Timeline

The homepage gives an average of 7 to 14 days, and the NH page says "Close In 7 Days." HomeLight's New Hampshire roundup says closing "usually takes two to four weeks." Ask for the date in the contract. If you're an executor, give yourself room for the probate court's timing, too.

Funding

The FAQ says it will "buy the house with our own cash." That's a strong statement, and few buyers make it so plainly. Its pages don't mention assignment or earnest money, so ask about both before you sign anything.

Fees and Closing Costs

The site lists "0% commissions" and no agent fees. On closing costs, the NH page says "We pay closing costs," while the FAQ says "we'll often pay for the closing costs too!" Ask which one applies to you.

Properties and Places

The NH page says, "we do buy all types of properties in all areas of New Hampshire." It lists vacant, hoarder, mold, fire and storm-damaged homes but doesn't name property types. Its NH towns include Nashua, Hudson, Merrimack, Pelham, Salem and Manchester, and it also buys in Connecticut, Maine, Massachusetts and Rhode Island.

Fair Questions for Both Buyers

Ocean City Development's longer accreditation and own-cash statement are real strengths. If those matter to you, ask IPS Cash to show you the same things in writing: the buyer of record and proof of funds.

IPS Cash has one honest caution of its own. Some sellers have reported a lower price after an inspection. So ask both companies what could change the price, how long the inspection window runs, and what cancellation rights each side has. A buyer that answers clearly and in writing is one you can work with.

Who Each One Suits

Ocean City Development suits a seller who wants a high-volume buyer with a long BBB file and doesn't mind working with a Massachusetts office. Its reach across five states also helps if you own homes in more than one. If you're comparing several offers, this Ocean City Development review gives you the questions to bring to that call.

IPS Cash suits a New Hampshire seller who'd like a local team and a later closing date if needed. It also fits anyone selling land or a mobile home. Estates are a good match, too. Bruce Codagnone, an estate administrator, wrote on Google, "A family member passed away and we were left with a lot of work to sell the home."

Final Word

Any fair Ocean City Development review has to give the company its due, and it has earned plenty. For a home in Nashua, Hudson or the towns around them, though, start with the buyer down the road. Call IPS Cash at (888) 893-7188, get a written offer, and compare it with anything else you've received. Take as long as you need.
